Cheapest quality materials used, quality control is a joke. I would fire every quality control engineer they have or send them to an eye specialist.

Floors are uneven, cheap linoleum they use tears easily, nails pop through linoleum and walls. Dividers used on the floors are a tripping hazard. Handicapped homes are a joke.

I called Nicole to comment; she never responded. Buyer beware: poor quality construction of home.

Within 2 weeks of my custom home being delivered, it had 5 leaks in 9 days under the home. Dents, chips on the island in the kitchen, holes under the kitchen cabinets, different colored doors throughout the house, shower doors won't close, and 44 holes, nicks, scrapes, or staples sticking out of the floor.

There is space in the corner of the wall and ceiling where light was actually coming through, and a breach in the seam.

Do not be service department. The service department is absolutely horrible; they send the wrong material and there are not enough contractors to fix all the poorly built homes they put out there.

Preferred solution: Compensation, so I can fix it properly

Our home was destroyed in 2018 by Hurricane Michael. Due to the extensive damage, area-wide home builders were backed up for 24 months.

I decided to purchase a Live Oak Home from Wayne Frier. Worst decision ever!!! First off, it took them 3 months to get it installed; my first mortgage payment was paid a month before we could ever move in. The first time we tried to move in, the only appliance in the kitchen that worked was the dishwasher.

They sent someone out; there was a wiring issue under the house. Second try at move-in, we hooked up the washer and dryer the first day. The next morning, my daughter woke up to a soaking wet bedroom floor; they had stapled through the water line for the washing machine when installing the baseboards. They sent someone out.

Other small things started to go wrong. I argued for days with Live Oak as they tried to tell me I signed off on a walkthrough that was NEVER DONE!! They could not even provide me with my signature on the walkthrough. My home came with a porch provided by Wayne Frier; it was installed with rotten and broken wood.

The whole thing had to be replaced after threatening a lawsuit. Then the LED lights in the kitchen started going out one by one (these should last years). I called Live Oak and was told, 'Yeah, we received a bad batch of lights'... did they come fix them?!

NO! Next was water leaking from the bathroom doorframe; they fixed that twice. Then my ceiling and walls started cracking, not small cracks either. The ceiling was at the center point of the house and went from one end of the house to the other.

They came to fix it after multiple calls and emails, then again, after a threat of a lawsuit, someone finally called back. It lasted temporarily. Then one day, sitting silently on the couch, I heard an odd sound, looked up, and watched as the ceiling cracked before my eyes and a big chunk fell off. They refused to come fix it again, saying it was due to settling and that it wasn't part of the warranty.

The dishwasher stopped working completely; I haven't been able to use it in 3 years. Next issue: 4 electrical plugs in my kitchen went out all at once, including the one my refrigerator plugs into. Of course, outside warranty, I had to call an electrician. He fixed it, or so we thought.

The fix lasted a few months; it went out again. I called the electrician; he came back out and went under the house. He proceeded to tell me and show me a picture of the nest of wires under my house and how 2 of the plugs were not even plugged fully into the junction box. My fridge is still plugged up to an extension cord running across the kitchen because I don't have the money to rewire what needs to be done.

And now the roof is leaking in the master bedroom. This house is a 2020, was brand new, so currently only 5 years old. Every day, there is a new problem. I have ugly cracks in the ceilings and walls, and water damage from previous and current leaks.

A whole wall of plugs in the kitchen that can't be used, no working dishwasher, and the 'replaced' front porch is bowing and boards are splitting. All in all, Live Oak homes are not worth the money, headaches, or heartaches. Poor craftsmanship and abhorrent customer service. Live Oak is hard to reach, doesn't return calls or emails; when you do finally get someone, they are rude and completely unhelpful.

This has been a 5-year nightmare, and not what I was expecting after already losing my home and all our belongings. Warranties are all expired, so they won't even talk to me now, not that they ever did in the beginning anyway.

NEVER EVER BUY A LIVE OAK HOME OR FROM WAYNE FRIER. Their homes are never-ending money pits.

I bought a custom home from Wayne Friar of Chiefland, I have over 71 issues, 22 holes, gouges, slits and 2 staples sticking out of my linoleum. Shower doors still don't close properly after 2 contractors tore my shower apart, 5 leaks in 10 days, I have insulation coming out of my airducts for over a month they say that's normal.

Live Oak and Wayne Friar are both bad, and shady companies. Don't trust them, nor buy from them!

Quality of the appliances is poor. Had problems with the stove and refrigerator since moving in.

The front door is actually bowed making a good seal impossible. The storm door doesn't fit the opening. Nails are coming up through the floor and the floor is cut in one place. Construction materials are of the lowest quality.

I've replaced the faucet on the kitchen sink. The island is warped. Trim is poorly installed. The blinds are falling apart just sitting in the windows.

I'm replacing them one at a time.

There is not a single 3 way switch in the entire trailer. Cabinets look nice but are made entirely of press wood.

My linoleum has 22 cuts, slits, holes and 2 staples sticking out, holes under my kitchen cabinets, whole backsplash grout is cracked. Live Oak need to have class action lawsuit against them. Keep complaining, seek legal advice.

I just bought a Live oak home it's a 2025. There's a lot of little things that are not right. Tried to call the home warranty department and no answer to my question... one thing is for sure I will n.

Just for your information this home should have been a little better built. Well not recommended the Live oak to anyone...

Same thing with my home I just bought from Live Oak Waycross, gaps in trim, insulation falling out of duct work. There needs to be a class action lawsuit against them. There is an implied warranty of merchantability in a contract.

We have roof issues, electrical issues, flooring issues, and has a result of their poorly designed HVAC system we got mold in the house and myself and my children are suffering from mold toxicity. Never ever consider Live Oak Homes, they will ruin your life and make you regret ever doing business with them. They stand by their bare minimum standards.

They have a BBB rating of F, how they continue to stay in business is unknown. One day this will catch up to them.

In the 5 weeks I've lived in my home, I've had contractors tearing apart my home making issues worse. I'm sick to my stomach, I spent all the money I had on a new home that looks like a foreclosed home. We need to start a class action law suit

ClassAction.org You're more then welcome to read this review, it will be just like listening to broken record. ASAP DONT HESITATE TO CONTACT ClassAction.org and mention either WAYNE FRIER MOBILE HOME SALES or LIVE OAK MANUFACTURED HOME SALES.

Preferably both. I don't know where to start! HVAC system totally unusable(yes its been in the 90s and have a 1st grader that has to stay with grandparents to live comfortably). Wiring to the stove/oven burned so oven isn't safe to use.

Plumbing leaking in the master bathroom has caused insulation under atleast 1/3 of the house to get wet and is currently and rapidly growing black mold and because of the leaking moisture has spread to already week floor support to the point that it's similar to a land mine field. Intermittent power to the laundry room. We bought new only a few years ago and these problems started immediately upon arrival, which was over a month late yet still had to pay 1st month's mortgage) So we're in a structure(not a home) that...

1. Can't cook.

2.

No heating or A/C.

3. 1st grade Daughter can't stay.

4. Flooring and walls due to cave at any time.

5. Wiring that could catch fire whenever.

BLACK MOLD MOVING THROUGHOUT THE HOUSE LIKE A WILDFIRE!! In closing these people will actually answer your calls findout who you are and literally hang up the phone until they learn what numbers you're calling from and then will no longer answer!

Are we PISSED CONSUMERS? That's an understatement...

Please add us as well. We have things that have not been repaired and they are ignoring our emails and phone calls.

Leaking sliding glass door, trim falling off the walls, flooring tears like paper. Bathroom sink leaked and the cabinet was ruined they fixed the leak but not the damaged cabinet.

Nails sticking up through the paper thin flooring. This whole thing has been the biggest nightmare and regrets ever.

I have redone almost item that has plumbing. Walls are busted no moisture barrier in bathrooms around showers. Caulk is smeared everywhere where it does not need to be.

Extremely poor quality can't stress that enough. No satisfication from manufacture currently looking for lawyer

Wow! That sounds exactly like what i'm doing now!

i've only been in my home since 7/8/23. Insurance claim filed to get complete underside of home repaired due to shoddy plumbing.

also have to get new flooring and wall board in my master bath as they did not connect the main sewer line out of the house to the main city sewer line. Would not recommend this manufacturer to anyone.

Live Oak Homes has not tried to contact me at all as they do not care. I fixed the problem myself so my plumbing would stop leaking

I bought a brand new Live Oak home 2 years ago and just discovered they didn't put the water pipes to the shower together properly and it has been leaking in the wall for the whole 2 years! Just the latest in a series of sub par workmanship things we found. I would never buy or recommend.

Questions about some issues with my new home

Purchased new home after moving in 10 of 30 electrical outlets doesnt work most are located in kitchen and living room areas. Also my sliding glass door will not open leaving us with only one exit to me this is a safety issue only having one exit from the home.

No one where I purchased the home seems to have any concerns about these issues. I have extension cords strung all over my hose to route power.

Paid a lot for this home, and me and my wife are starting to get the feeling no one is going to fix these problems. I have contacted the mobile home dealer several times about this with no action whatsoever

They do not honor their Warranties

We special ordered and bought this home in 2018 and are still waiting for the atrium doors to be replaced, the seal was broken on both doors. The spare bathroom had a flood the first day we woke up to a flooding bathroom that leaked all the way to a bedroom through the hall to the hall vanity which had swelled up on the bottom where the water leaked from the bathroom sink behind the walls.

They still have not been replaced.

And one of the companies that came to do the warranty work sliced an 18-inch area on the flooring and now it rolls up and has to be covered with a rug. It had big humps on the floor where it had paper under it so the fellow that pulled the paper out had sliced it with a razor knife.
